This is the beginning of the design process. Exploration of plan options to best incorporate the clients' wish list into the house design. At an in person meeting, we will go over the hand drawn plans and elevation studies to suggest the architectural character of the home. This may also include a general layout of the site, if applicable. 

Establishing a more clear direction for the house. Translation of sketches into computerized plans, and labeling general building materials and other relevant details in preparation for an accurate pricing estimate. Drawings may include floor & roof plans, elevations, finish schedules, electrical plans, etc. which will continue refining through the Construction Documents phase of the project. It is also during this phase we will begin coordination with interior designer and landscape architect.

Preparation of an architectural permit set for the appropriate city or county. The drawing set will expand upon those previously developed during the first two phases, and will represent a full picture of the structural makeup and emerging interior spaces of the home. The set of drawings may include but is not limited to: site plan, floor & roof plans, elevations, sections, wall types, finish schedules, electrical plans and various details. Requires coordination with structural engineer and landscape architect. 

Final drawing set issued to expand upon those previously developed, and to provide finer details needed for the seamless construction of the house. These additional details can include, as needed: interior/exterior construction details, interior elevations showing cabinetry, trim, & additional millwork features, reflected ceiling plans, interior and exterior finish schedules, lighting selections, ect. This will require final coordination with the client, architect, and interior designer. Construction will commence soon thereafter. Site visits are conducted during construction, working closely with the contractor & trades, to insure all is going according to the drawings and the clients’ wishes.
